Abu Dhabi real estate boom to peak in 2028 with record delivery of new homes

Abu Dhabi is bracing for a massive residential property boom, with more than 71,000 new homes projected to enter the market by 2030. According to a comprehensive report by the Abu Dhabi Real Estate Centre (ADREC), this unprecedented surge in housing supply aims to address the emirate’s soaring property prices and rental rates.

The supply wave is set to hit its peak in 2028, with an estimated 21,800 units scheduled for handover in that year alone. This massive delivery will mark a significant milestone for the capital’s expanding property market. As of the first half of this year, Abu Dhabi’s total housing stock stood at 4,09,000 residential units, reflecting a steady growth trajectory.

Since 2022, Abu Dhabi’s residential market has expanded at an average annual rate of 2.9 per cent, with approximately 79 per cent of this development concentrated within the main Abu Dhabi region. This upcoming wave of new properties is expected to redefine the dynamics of the local market, making housing options more diverse for residents and investors alike.

Looking ahead to 2030, about 77 per cent of the upcoming residential supply will be focused across six primary investment zones. These highly sought-after hotspots include Saadiyat Island, Reem Island, Yas Island, Zayed City, Khalifa City, and Hudayriyat Island, which continue to attract significant international and local interest.

Beyond residential real estate, Abu Dhabi is experiencing robust demand in its commercial and retail segments. Office occupancy rates have climbed to an impressive 95 per cent, while retail occupancy has surpassed 90 per cent. This strong demand has pushed commercial rental rates higher, with new office rents rising by 13 per cent and retail rents increasing by 9 per cent, highlighting the capital’s vibrant economic environment.
